Rental Terms and Agreement:
TO CONFIRM YOUR RESERVATION: A deposit of 50% of the rental rate is required within 7 business days of making your reservation. Upon receipt of your deposit, a letter of confirmation will be sent to you. Your confirmation will include directions to our office and the after hour check-in information if you are arriving after business hours. Your rental agreement must be read, signed/initialed and returned to our office prior to us accepting your deposit. Reservations will be cancelled after 7 business days with no deposit and without notice. Rental balance is due 30 days prior to arrival. Any reservation made within 30 days of arrival will be due in full at time of booking. Balance can be paid by check, cash, money order, VISA or Master Card. All credit card payments will be charged a 3% processing fee. Any balances not paid on arrival will be automatically be charged to the credit card on file without notice. A valid credit card is required for all reservations with no exceptions even if paying by check, cash or money order. CANCELLATION POLICY: There is a $100.00 processing fee on all cancellations. Deposits will be refunded, less processing fee, if reservation is cancelled more than 60 days prior to scheduled arrival date. Thereafter, refunds will NOT be made unless property is re-rented. Check in is no earlier than 3:00 PM and check out is before 10:00 AM.
In season weekly rates are effective Mid May to Mid August. Monthly and daily rates are available from Mid August through Mid May, and yearly on select properties only. We have a four night minimum all year round. GA/FL reservations are not available on line. You must call for rates and availability. 4 night minimum required, age requirement that weekend is over the age of 30, NO exceptions. From Mid May to Mid August the rental week begins on Saturday at 3:00 pm and ends the following Saturday morning at 10:00am and your minimum four nights must fall between Saturday and Saturday and is only available for select properties.
Georgia State Sales Tax of 7% applies to all rentals under 90 days. Local hotel/motel tax of 5% on the first 30 nights of all stays. Tax requirements are subject to change by state and local taxing authorities. A NON-REFUNDABLE $75 ADMINISTRATION FEE is charged to cover reservation expenses on all reservations.
ALL VACATION PROPERTIES ARE FURNISHED:
ALL UNITS ARE NON-SMOKING!!! Non-compliance will result in a $500 fine.
PETS ARE NOT ALLOWED. THIS IS STRICTLY ENFORCED. UNLESS OTHERWISE NOTED Please check individual property descriptions to denote pet friendly units. There is a $200 non-refundable pet fee for each pet. Non-compliance to this rule in a non pet friendly unit will result in a $300 fine.
OCCUPANCY GUIDELINES The occupancy guidelines are listed in the property description. Non-compliance with the maximum people allowed in a property will result in eviction without a refund.
DAMAGES: In lieu of a damage deposit, guest authorizes Golden Isles Realty to bill credit card on file for any long distance charges, damages, cleaning charges above the standard rate, lock out expenses ($25 cash due at time of service), missing items, unpaid rental balance or any charges incurred during the stay unpaid at departure. Signing agreement represents a signature on file and serves as the authorization. ANY KEYS NOT RETURNED TO GOLDEN ISLES REALTY WILL RESULT IN A $25 PER KEY CHARGE THAT WILL BE BILLED TO CREDIT CARD ON FILE WITHOUT NOTICE OR LIABILITY.
AGE REQUIREMENTS: One individual in each party must be at least 25 years of age and occupy the property during the entire stay. Non-compliance to this rule will also result in eviction without refund. GA/FL weekend requires a minimum of 30 years of age. NO EXCEPTIONS.
DAMAGES TO YOUR PERSONAL PROPERTY: Guest agrees to hold harmless OWNER or AGENT for any damages to your personal property or for any accident that may occur to you or those in your party during your occupancy, in or on the property or any articles left in the property. Guest agrees to pay shipping costs for any items left behind they would like returned. We cannot guarantee left behind items will be recovered or returned.
REFUNDS: There will be no refunds issued for early departure, inclement weather, eviction, mechanical malfunction, or interruption of utilities. During your stay please report any damages, malfunctions or problems with your unit immediately to Golden Isles Realty at 912-638-8623. Complaining AFTER your visit is NOT acceptable and we will not be liable for any problems not reported immediately. We will make every effort to ensure that repairs are made in a timely manner.
BEHAVIOR: Loud and disruptive behavior will not be tolerated. Management reserves the right to evict anyone, without refund, any one who becomes loud and creates a disturbance or becomes a nuisance.
SUBSTITUTION: We strive to comply with all reservation requests for a property. However, due to changes in ownership, properties being removed for rental, unforeseen mechanical malfunctions or other circumstances, we reserve the right to change rental assignment without notice or liability. At check in or the next business day if you check in after hours, guests will have the option of selecting from other available units if not satisfied with property assigned as a substitute, paying published rate even if higher, or a full refund.
RIGHT OF FIRST REFUSAL: We offer our current guests the right to rebook the same property for the same calendar week for the next year. Daily and weekly rental must re-book at or before departure. Monthly rentals will have two weeks after check in to re-book for the following year. Non-compliance with this regulation will make the property available to other guests and allow them to book the property without notification to you.
RENTAL EMERGENCIES: We offer a 24 hour emergency request line. However, this is only for actual emergencies that would cause harm to the property or person if not repaired immediately. This is not for interruption in cable, internet or other luxury amenities. These repairs can only be made during office hours when the businesses are open. For minor repairs please wait until the following business day to report. If you do have any emergency, when you leave the message on the repair line please leave your cell number, repair problem and property location. This is so we do not have to call you back to get the needed information and can call the proper maintenance technician quickly then return a call to you with estimated repair time.
UTILITIES: Rental rates are inclusive of all utilities including, electricity and/or gas, local telephone (unless otherwise noted), basic cable television, water, sewer, and waste disposal. As previously stated, interruption of utilities does not warrant refunds. Management will make every effort to resolve such interruptions as quickly as possible. Stays greater than 30 days in length, are subject to an excess utilities surcharge when utilities are significantly higher that average due to their occupancy.

DEPARTURE: Tidy up the unit, strip all linens and place with used towels by the washer, put all dishes in the dishwasher and start it. Place all trash in designated trash cans. Return keys to Golden Isles Realty, drop in key drop if after hours, and REBOOK FOR NEXT YEAR!!
